Attic Firewall Insulation

I recently inspected a 4 unit building built in 1997.

Attic firewall insulation.

I did find a hole punched in the drywall that i believe goes through to the next unit. The higher the r number the higher the insulating factor typically is so it s worth checking. In tha attic there were firewalls between the units. When i went up there i was surprised to find only an osb wall separating my unit from the rest of the attic.

Insulation is rated with an r value. R values vary based on the type thickness and density of the insulation material. This gap will allow a fire to get into the attic and is a breach of the firewall. The lower the value the better it is insulated.

The list of uses includes crawl space radiant floor attic and walls. Wood pull down ladders are acceptable when a firewall exists in the attic between the areas above the garage and house. I believe this is a breech in the firewall and should be repaired. Insulation decreases the amount of heat entering from outside when it s hot and traps warmth inside when it s cold.
